In 2013 many people decided to pay monthly contributions not to the banks, but to the owners of the apartments that rent them. The reason is not only the uncertainty of income. Although the interest rates on mortgage loans have dropped, they remain a long way from those in Western Europe and part of the potential buyers decided in 2013 to choose to pay rent, not a loan.
The data shows that in most neighborhoods of Sofia in 2013, there is been a growth of rent levels in studios, two-and three-bedroom apartments.
In some neighborhoods the rents have not changed. These are the basic areas, located adjacent to the Center or with a good transport connection to it, such as the Strelbishte, Buxton Belite Brezi, Krasno Selo, Manastirski livadi. In those neighborhoods, the monthly rent is moving in a range between 200-250 EUR per month. The deviation between the beginning and the end of the year is not more than 1%.
Over 10% rose recruiting housing in the center of Sofia and the elite neighborhoods. If, at the beginning of 2013 could rent an apartment in the central part of the capital for average of 251 EUR per month, to date the monthly amount is now 278 EUR.
The strongest increase in rental levels over the year in the capital occurred in Iztok district . There the average rents have increased from 270 EUR per month to 313 EUR, or by 15%.
