Prospective properties in Bulgaria

This year is recorded a total improvement of the investment climate in Europe. Moderate optimism is observed in Central and Eastern Europe, as well as on markets in Russia and Turkey.

What is typical for Bulgaria, is that in 2013, we have witnessed more intensive absorption of office space. The yield has exceeded the threshold of 3% on an annual basis, while the return is 2% higher than the average levels for developed markets. We observed an active absorption of Office areas of class " A " in the capital.

The forecast for 2014 is returning a part of the international investors. "It remains only to stabilize the rents, and they to go up, which will return the entrepreneurs," said Michaela Lashova - executive director of Forton.

In 2013 is reported stabilization of rents for Office space and running out of the first-class buildings, whose quest to date exceeds the supply. The offices are usually the first to give the signal for the development and the first to create an investment product that aroused the interest of investors. There is enough product for restructuring of commercial properties.

The opinion of analysts is that after the development of the Office sector could be expected in 2014 and development in the housing sector in Bulgaria.
