Investment in properties is attractive again

The decrease in interest rates on bank deposits, which was recorded during the summer led to increased interest in buying property for investment purposes.

Profitability of property investment is between 6.7% and 7.2% per annum. The most preferred properties are in areas with good infrastructure, close to hospitals, kindergartens, schools, shops, major grocery chains, in the capital important factor is the proximity to subway station. Rental prices remain stable, with slight increases of about 10-15 euro during the season of strong demand, which continues until the end of September.

Because of the lack of places in the campuses, many students look for homes that are close to the university they are studying. In terms of giving a credit, financial institutions moved to actively market promotional campaign in the summer and this led to 12% growth in loans in August, compared to the last year.

A curious trend is to use a consumer instead of mortgage loans for buying a home. Consumer loans interest rates are slightly higher - about 8-9%, but the loan amount is less and save some costs on the mortgage title. This choice, however, make customers who have a large part of the total amount of the property.

Generally, interest rates are currently around 1% lower than in 2011 and will likely continue to decrease. Specialists predicted active end of the year, with good conditions in the mortgage and consumer loans, and more activity from the buyers.
