Don’t hesitate to invest in this authentic house sheltered in the West Rodopi Mountain in the charming historical town of Batak. The house is three storey with almost 400 sq m living area. There are five rooms distributed between the second and the third floor. Water and electricity are available and telephone line could be easily installed. The house is finished in traditional for this area style combining wood and stone. Since it hasn’t been recently maintained the house need to be refurbished but no main repairs are necessary. You could also do some betterment like building a local heating using the existing pipes. A fire place is also available.

The town of Batak is situated in the immediate proximity of the Batak Lake.
The average annual temperature is 13-15 C. The winters are not cold. During the spring and autumn the fogs are in the gorge of the Stara River and the sun shines in the town of Batak. The summer is cool.
During winter the snow blanket is up to 65 cm in the town and 150 cm in the mountain. The snow blanket lasts from 2 to 5 months.
The nature resources, the wealth and diversity of the forest areas are the main reason for the game diversity – deer, roe deer, wild boars, goat, bear, wolves, fox. Representatives of the small mammals in these lands are hare, hedgehog, squirrel and of the birds – cock-of-the-wood, wood pigeon, crow, partridge, thrush. Wild duck and goose can be seen in the water areas.
Two reserves with total area of 2653 ha are located in the territory of Batak municipality – Dupkata (under UNSECO protection) and Beglika. There are 10 protected areas (1850.4 hа total area). The largest one is called Batashki Snezhnik – 1054 ha Fotenski Vodopad (waterfalls) covering an area of 12,1 ha is located here, too.
The nature resources (inviolated environment, diverse landscape, availability of nature reserves and phenomena, water resources, diverse flora and fauna) as well as the very location of Batak are ideal conditions for the development of hunting, fishing, rural, highland and hobby tourism as well as for winter and aquatic sports. Photo hunting has been practiced recently, too.
There are a lot of opportunities for outings in Batak vicinity during the warm days of the year – the dams Golyam Beglik and Beglika, Shiroka Polyana locality. Tourist routes can be arranged to the near localities – Djenevra, Beglika, Petrovo Bardo, near Snezhanka cave and Fotenski Vodopad (waterfalls). The antiquity connoisseurs have the chance to see the remnants of Thracian, Roman, Byzantium and Slav strongholds, tumuli, bridges, etc. There are 9 chapels performing services in the vicinity of Batak.
Batak Dam resort, located in the Rhodopi mountain is an ideal spot for recreation all the year round. Batak ski run, with Alpine ski-run (1200m) and race ski-run (2000 m) is located there. The Alpine ski-run is equipped with three ski-lifts, one of them is auxiliary, 600 m long. Four ski-runs are to be built, tracks for snowboards (half pipes) and for motor sledges and ski-lift which is the most important project of the municipal authorities. The snow blankets lasts from November to April and the view revealing at the top of the ski-lift towards the Batak dam is really magnificent. The fulfilling of the project will turn Batak into one of the modern ski-centres in Bulgaria.
