Overview - It is a four star development consisting of 104 luxury apartments, bar/ restaurant and a spa centre. It has been our vision to create an exquisite residence situated at 1700 meters above sea level, in a very tranquil, yet convenient location, delivered to the highest degree of built quality, whilst trying to minimize the negative impact on the environment. Our design team has worked tirelessly in achieving its particular aim of blending the development with its surroundings by using a wide range of natural materials and minimal de-forestation. In fact, for every tree that has to be removed we intend to plant two new ones within the boundaries of the development.
All properties are within a single ‘U' shaped, split level block. There are three main types of properties - studios, one bedroom apartments and two bedroom apartments. All will be sold fully completed including fixed furniture (kitchen/ bathroom), flooring, electrics, etc. Additional furniture is an optional extra.
Access is via two separate entrances with two stair cores and two lifts. By the main entrance there is a concierge and a spacious meeting area. The restaurant is designed to sit minimum of 80 people at any one time and will also be operating a round the clock room service. In the spa centre there is a sauna, steam room, jacuzzi, gym, showers/lockers and a treatment area. There are also areas designated for ski / snowboard / boots storage.
Externally there are a number of parking spaces, lit paths, benches and a BBQ area.
The development will be operated by a management company which will provide a wide range of services such as 24/7 security, maintenance, laundry / cleaning services, minibus shuttle etc.

Also on the ground floor, you can find the spa centre where you can relax after a busy day on the slopes. Facilities include sauna, steam room, jacuzzi, gym, showers/lockers and a treatment area. For your ski/snowboard equipment there are also areas designated for personal storage.

Specification - The complex is constructed in accordance with current Bulgarian Building Standards. Due to the local climate and the greater temperature variations than in the UK, Bulgarian Building Regulations tend to be more rigorous than the Building Regs here in particular of noise and thermal insulation.

Payment Structure
Standard Payment:
- 1000 Euro deposit at reservation stage, deductible form the last payment;
- 30% of the purchase price on exchange of contracts up to 28 days later;
- 30% of the purchase price on completion of the roof construction;
- 40% of the purchase price on completion.
Discounted Payment offering 6% discount off the purchase price:
- 1000 Euro deposit at reservation stage deductible from the last payment;
- 90% of the purchase price on exchange of contract up to 28 days later;
- 10% of the purchase price on completion.
Guaranteed rental of 4.5% per annum for the first two years is payable annually in arrears. Investors are required to purchase the appropriate furniture pack for this option.
Maintenance: All property owners are required to make an annual payment depending on the size of the apartment commonly known as a Maintenance Charge.
Maintenance Charge will be calculated at 10 euro per sq m of apartment floor space.
