Property Located In The Bulgaria's Famous Rose Valley

Located in the famous Rose Valley, in an ideal central position in the Bulgarian picturesque village of Karavelovo, just 4 minutes walk from the village centre, and 15 minutes by car from the famous town of Karlovo, this potentially great house overlooks the Balkan mountains and an enchanting pine forest. The house which consists of two floors, is 70 square meters, and the garden is 460 square meters. There are 3 very useful out houses in the garden. One has recently had a first-class spacious bathroom installed with all new piping.

The upper floor of the house is bright and sunny, and several windows have been double glazed. To add to these, there are bricked up spaces for 4 windows in the basement. There are double glazing firms nearby and in Karlovo, and the windows are a fraction of the price in Western Europe. There are several steps down from the garden to the ground floor, which has a lobby and three rooms, one is small and could be made into a bathroom. They are not in use and need to have slight refurbishment to the floor and walls (a layer of cementing, new tiling and decorating), as they have not been lived in for a long time. There is an interior wooden staircase which leads to the first floor. The walls on the stairways need to be cemented and decorated. The first floor consists of a lobby. Here there is newly installed piping for a toilet, and there is a wash basin. There is a double bedroom which is newly decorated. There is also a living room on this floor. The ceiling needs to be redone in this room. This is a minor job, and can be done in a day. There is also a small room would make an ideal study or little kitchen. This first floor lobby has an entrance up to the roof. The roof has been inspected by two roofers. All the wooden structure is sound, but the tiles have to be changed. They have already been changed on two sections in the front of the house. These are the new green friendly long life plasma tiles which screw onto a USB board on the roof for added warmth. They are excellent for the climate here, never crack, and cannot slip because they are screwed on in two places, thereby keeping the house sound from leaks, which is very important to protect the house and if you are not living there all year round. The tiles are well priced, and a little larger than standard ceramic ones. They are readily available in the local city of Plovdiv, 50 minutes drive from the house. And can also be delivered.

The floors of the house are mainly laminate, except for the rooms downstairs which are just cement. A professional electrician has re-wired the entire house and the out house bathroom. There are also new electricity boxes, in both areas, and a new smart electricity box in the street which has automatic meter reading. You do not have to pay a standing charge for electricity of you are not here.

The village of Karavelovo has a weekly market and a number of shops including a small supermarket open until 8pm, a post office, two hardware stores, and a medical center. It also boasts an excellent restaurant with a swimming pool and indoor and outdoor seating, as well as a small hotel. The roads by the house and in the village are fully accessible in winter. There are regular buses to the beautiful historic towns of Sopot and Karlovo, and there is also a train station at Karlovo, which is good for traveling to the capital, Sofia, to go to the airport.

This house would make an ideal holiday home or a great place for all year living. It just needs some attention such as the tiles doing on the roof, and some cementing. If you love fresh air, a breathtaking panorama and nature, this is the place for you. The land value in this area is also good, as it is in such demand, making the house an excellent purchase for the very low price. The garden is a manageable size, and is completely surrounded by a beautiful natural stone wall. To have a new stone wall put up would be a few thousand euros. The house is only a matter of minutes from the woods and the natural spring water fountain where you can collect mountain water. Considering the money that has been spent on the new bathroom, the complete re-wiring, and several double glazed windows, as well as the house's prime location, you need to get cracking, as this is an offer not to be missed.
