How to buy an apartmen
An apartment can be reserved with a reservatiion fee of EUR 1000 which is valid for 10-day term. On signing the preliminary agreement the reservation fee is deducted from the first payment. The reservation fee is non-refundable in case a preliminary agreement is not signed. The payment of the whole price shall be done according to the following payment plan:
- First payment: 30% of the total sale price - in 10-days term after signing the preliminary agreement; half of the sum shall be deemed as earnest money that guarantees the buyer’s obligation to sign the final agreement, this sum is non-refundable
- Second payment: 40% of the total sale price - in 10-days term after reaching ridge level of the building
- Third payment: 20% of the total sale price - in 10-days term after signing Protocol №15 (document evidencing the qualities of the construction) for the building.
- Last payment: 10% of the total sale price - in 10-days term after receiving a certificate for putting into exploitation of the building, no later than the date of the notary signing.
*** Option: Buyers who pay 90% of the sale price on signing the preliminary agreement receive a 3% discount from the sale price.
Term for completing the construction and signing the final agreement
The building will be finished up to ridge level till October 2008. The final agreement for the transfer of the ownership of the property by means of a Notary deed will be signed within two weeks after receiving the permission for the exploitation of the building.
Maintenance and management of the property
First class property management services will be provided by the seller. The annual service charge of EUR 9 per sq. m. will cover: cleaning and maintenance of the common areas of the building and the elevators, maintenance of the garden, common lighting and electricity as well as all other services connected with the common areas of Exclusive Ski & Spa Resort.
