November is coming to an end and after the movement on the real estate market, reported by almost all real estate professionals over the past few months, we can look back and compare real estate prices and rents now to those years ago.
Certainly the situation now is not very acceptable for the sellers of properties having in mind the decreasing of prices now compared to the last year.
The three types of properties - one, two and three-bedroom apartments are registering decrease between 3.1 - 6.3 %.
We observe significant changes in the attitudes of buyers who might broadly be summarized as forwarding from smaller to larger apartments.
A year ago, the most expensive in terms of square meter among the three types of properties were one-bedroom apartments. The two bedroom apartments were the second most expensive type of real estate market.
Now the trend is exactly the opposite one-bedroom apartments are cheaper in terms of their cost per square meter, followed by the two-bedroom and three-bedroom stand which are now the most expensive.
The change in the trend is predetermined by the faster decrease in property prices Studios fell with 6.3 % of their value over the past year and fell below the psychological barrier of 700 euro per square meter.

A comparison shows that last year the most expensive studio apartment was in the region "Izgrev" for the price of 1,320 euro, while now the average prices in the neighborhood are at a level of € 1,020.
In the three-bedroom apartments the highest average price was offered for property in "Hladilnika" - € 1,342 per square meter, while now it is 1200 euro.
