About three-quarters of the transactions of the real estate market in the country are with cheap housing. The majority of brokers of real estate agencies, believe in that.
According to them, the demand for apartments from the lowest price segment remains high, and the supply is slightly reduced.
Over 75% of housing deals are in the lowest price segment, up to 45 000 euro. This category includes not only the small homes, but the larger too, located in non prestigious districts.
There are two bedroom apartments in old panel blocks offered to 45 000 euro even in the southern areas of the capital.
Nicely renovated old apartment could not sell more expensive and the money invested in the renovation would not be returned. On the other hand, however, this speeds up finding a buyer. Even buying at a low price, people want the property to be in good condition.
There is a search of large brick apartments up to 40,000 euro, but similar offers in Sofia are almost none.
It's hard to find cheap property with relatively good quality. Only in the panel blocks may, from time to time to find good apartments at a decent price.
Buyers are becoming increasingly capricious and very carefully research everything before to decide to buy a property.
The low segment of the market is quite active, but the attractive price is not the only requirement of the buyers. They are looking for a more functional distribution of housing and good infrastructure in the neighborhood.
In Sofia, there are currently for sale 33 two bedroom homes priced up to 20,000 euro, and last year at the same time they were 50. About 20 of the proposals are for panel blocks.
In the capital the most cheap housing are in “Botunets” and “Lulin” districts.
The minimum offer of 18 000 Bgn is declared in "Botunets".
The advertised for sale apartments in the capital by 20 to 30 thousand euro are 500, according to another statistics of real estate sites, as 300 of them are in panel blocks.
