House for sale in Godech

This is a 3 Storey detached house for sale on a huge plot of land in the charming town of Godech.

Presently covering about 90 sq. m. (with consent for a further 30 sq. mts.) the property has been renovated and is on 3 floors with open-tread internal stairs (also external stairs). The accommodation is laid out as follows:

Entrance Floor (middle) - 7.6 sq m x 3.6 sq m. Fully tiled floor and containing a new fully fitted kitchen (fitted oven and hob) and a sitting area with wood-burning stove. Roller blinds to the 3 windows are included. Terrace off 2.5 sq m x 5.0 sq m.

Ground Floor - Lounge area 6.0 sq m x 3.4 sq m (with laminated wood flooring) and fitted bar off. Beautiful open fire, bookshelves and built -in desk area. Curtains and light fittings included. Utility area (3.4 sq m x 3.4 sq m) with shower/WC, plumbing for washing machine.

Top Floor - Bedroom 3.8 sq m x 3.85 sq m, carpeted with large wardrobe. Curtains and light fittings included. Terrace off 2.5 sq m x 5.0 sq m offering superb views over the surrounding countryside. Dressing area (3.8 sq m x 3.85 sq m) including brand new fully fitted and tiled shower/WC.

The windows on the middle and top floor are fully double glazed while the windows on the ground floor benefit from secondary glazing. The house also has external insulation which makes a very substantial difference in winter. Adjoining the house was the original mud brick house (8 sq m x 4 sq m) which was taken down for reasons of safety but which can easily be re-instated. This could provide 2 good sized bedrooms and would bring the total floor size up to 120 sq. sq m.

There are a further 2 outbuildings. One is about 8 sq m x 3.5 sq m and is presently used as a store (logs, coal etc) while the other is a fitted block-built workshop with some 8 sq m of workbench, lighting and ample power points.

The total plot size is a vast 2700 sq m. The garden is fully fenced with 2 sets of double gates permitting both front and rear access. Whilst the garden to the front of the plot has been nicely developed (with driveway space for 5 or 6 cars) the garden to the rear is still an 'adventure' with endless possibilities - in particular the erection of another dwelling. Fruit trees abound in the garden - apple, pear, cherry and quince with 2 huge walnut trees which yield an abundant harvest of superb nuts. There are also numerous vines which yield both dark and white grapes.

The town of Godech:

Godech is a really nice peaceful, rural town with a population of about 4,500 people. Situated only some 40 km from the edge of Sofia it is connected by a regular bus service to the capital. It has 2 banks, 2 petrol stations, several mini-markets, small bars and even its own version of a nightclub! It has its own hospital, police station and even a hotel and a market every Wednesday. The people are really friendly (no gypsies) and, almost without exception, keen to help.
